Most people driving past Lake City Gateway Airport register it as an airport and nothing more. What sits out there is one of the more unusual employers in North Florida: a heavy airframe maintenance operation, where commercial aircraft come in for weeks at a time and leave rebuilt. It creates a housing pattern almost nobody accounts for, and anyone who has had to sell a house remotely in Lake City because a contract ended has lived inside it.
What Is Actually Out There
Airframe maintenance, repair and overhaul work, generally called MRO. Aircraft arrive for scheduled heavy checks, structural work, modifications and paint, then sit in a hangar for weeks while licensed mechanics work through them.
AAR acquired the former HAECO Americas operation in November 2025 and continues to run the Lake City facility and hire locally. If you moved here for a job in that hangar before late 2025, you were hired by a company with a different name on the building. Same work, same runway.
Why This Employer Behaves Differently
Most large employers in a county this size are institutional and steady. The hospitals, the VA, the school district, county government, the college. They hire on budget cycles and headcount moves slowly.
MRO work runs on contracts instead. When a carrier commits a fleet to a facility, hiring ramps to meet it. When a contract winds down or moves, the staffing need contracts with it. That is ordinary for the industry and it is the single most important thing to understand about how this employer touches local housing.
Licensed aviation mechanics are also a national labor pool rather than a local one. Technicians move between facilities across the country following the work, so a share of the workforce arrives from elsewhere and may leave for elsewhere.
The Housing Pattern That Produces
- Rental demand in waves. Contract technicians need somewhere to live for six months, not thirty years.
- Buyers who need move-in ready. Someone starting in three weeks is not taking on a project house.
- Sellers on somebody else’s calendar. When the work moves, people move, with less notice than a normal sale requires.
- A pull toward town rather than acreage. Shift work and a commute favor being close in.
The rental side shows up in census figures for the county. The city of Lake City is only 39.9% owner-occupied, meaning roughly six in ten occupied units inside the limits are rentals, against 72.5% countywide. Median gross rent ran $1,040 inside the city and $976 countywide in the Census Bureau’s 2024 five-year estimates.

What It Means If You Are Selling
Your buyer pool includes people who cannot wait. That is genuinely good news if your house is clean, updated and near town, because a technician relocating on a start date will pay for certainty and has no appetite for negotiating a repair list.
It is less useful if your house needs work or sits on ten acres twenty minutes out. That buyer exists here too, but they are not the one the hangar produces.
The honest read: this employer thickens the market for move-in-ready houses inside and near town, and does very little for everything else. Knowing which category you are in is worth more than any general market statistic.
What It Means If You Are Leaving
Short notice is the defining problem, and it is why people end up needing to sell a house remotely in Lake City rather than listing it properly. Median days on market across the Lake City area was 87 as of June 2026, up from 76 a year earlier, before a financed buyer spends another month closing. Four to five months, realistically, and a contract ending does not give you four to five months.
The alternative, trying to sell a house remotely in Lake City while carrying it from another state, is where this gets expensive. Taxes at 13.4997 mills in the unincorporated county or 19.2003 inside the city limits, insurance on a property that may sit vacant, and a lawn that code enforcement notices before you do. Many policies quietly narrow coverage after thirty or sixty days of vacancy, which is exactly when nobody is thinking about the policy.
Why Move-In Ready Wins Here Specifically
A technician arriving for a start date is solving a housing problem in the middle of an already disruptive month. They are learning a new facility, often living out of a suitcase, and they have no bandwidth for contractor quotes. That buyer pays a premium for a house that needs nothing and walks away from one that needs anything.
It also explains why insurance matters more than sellers expect. A relocating buyer using financing needs a binder, and roof age decides that. Citizens Property Insurance policies in Columbia County fell from 677 at the end of 2024 to 279 as of May 31, 2026, so private carriers write this market on their own terms. An older roof does not just reduce your price with this buyer, it removes them from your pool.
Renting It Out Instead
Tempting, and it works for some people. You are entering a market where the city is majority-renter and demand is real, so finding a tenant is usually not the hard part.
The hard part is being a landlord from another state. Six years and more than a hundred houses in, Lake City Home Buyers has bought a lot of houses from out-of-state owners whose plan was to rent for a year and who were still doing it four years later, increasingly unhappily. If you genuinely want to be a landlord, do it deliberately. If you are doing it because selling felt hard, that is usually a decision you make once and regret monthly.
Don’t Read Too Much Into One Employer
The airport matters and it is not the whole picture. Health care and social assistance was the county’s largest employment sector in 2024 at 4,743 people, ahead of retail trade at 3,892 and public administration at 3,215. Countywide unemployment ran 5.3% in May 2026, up from 4.3% a year earlier.
One facility, however specialized, does not set home prices in a county of nearly 74,000 people. What it does is add a specific, recurring kind of buyer and a specific, recurring kind of seller, and if you are one of them, that is the part that matters.
If Your Timeline Belongs to Somebody Else
Josiah spent eleven years as a licensed realtor before he started buying houses directly, largely because he got tired of watching people with hard deadlines get handed a process built for people without them. A listing is a fine tool when you control the calendar. It is a poor one when a contract does.
Lake City Home Buyers can close on your date, including a date three months out if that is what the job actually requires, and you can sign remotely. Selling a house remotely in Lake City is routine for us rather than an exception. If you are already gone or about to be, this covers selling from out of state. If you just want to know what the house is worth before deciding anything, that takes about a day.
