We once bought a house where the inside had been used as a chicken coop. Not the yard. The house. Chickens living in the rooms, with everything that implies about the floors and the smell and what had to come out before anybody could even assess the place.
It is a beautiful home now. Somebody lives in it and has no idea. The reason to lead with that rather than a photo of a tidy porch is simple: when Lake City Home Buyers says we buy houses in Lake City as-is, that is the standard we are measuring against, and your house is almost certainly in better shape than that one was.
What As-Is Actually Means Here
You do not repair anything. You do not clean anything. You do not remove anything. We buy the property in the condition it is in on the day we look at it, and everything left inside is our problem after closing.
That is the whole definition. It is not a negotiating posture that quietly changes after an inspection, which is a real practice in this business and one worth watching for. The number we give you is the number at closing unless something turns up that nobody could have known about, and title problems, not condition, are what that clause is for.
The Condition List Nobody Wants to Say Out Loud
People apologize to us on the phone constantly. There is no need. Here is what we routinely buy in this county:
- Roofs at or past the end of their life, tarped or otherwise
- Fire and smoke damage, water damage, and the mold that follows both
- Hoarding conditions, including houses nobody has been able to walk through in years
- Failed septic systems and wells with no findable permit
- Additions somebody’s relative framed in 1984 without pulling a permit
- Open permits from work finished and never inspected
- Manufactured homes of nearly any age, with or without the land
- Houses with tenants still in them, cooperative or otherwise
- Properties with code enforcement fines already accruing
None of that list is unusual for us. Some of it is a Tuesday.
What We Do Not Ask You to Do
No repairs, no cleaning, no cleanout, no staging, no lockbox, no strangers walking through your bedroom on a Saturday, no appraisal, and no inspection contingency that lets somebody come back in week three asking for six thousand dollars off because the water heater is original.
Why As-Is Matters More in This County Than Most
Because of what the housing stock actually is. Nearly half the housing inside the Lake City city limits predates 1980, per Census figures for the county, and about a third of the county’s does. More than a third of all housing units countywide, 10,510 out of 30,300 in the Census Bureau’s 2024 five-year estimates, are mobile or manufactured homes.
Then there is insurance, which is the quiet gatekeeper. Citizens Property Insurance policies in Columbia County dropped from 677 at the end of 2024 to 279 as of May 31, 2026, so private carriers write nearly all of this market on their own terms now. A financed buyer who cannot get a binder cannot close, and roof age decides most of those. That is the mechanism by which an older house becomes hard to sell the normal way, and it has nothing to do with whether the house is nice.
An as-is cash purchase removes the binder, the appraisal, and the repair negotiation in one move. That is most of the value, and it is worth more on a 1974 house than on a 2015 one.

What As-Is Does Not Mean
It does not mean you can stay quiet about what you know. Florida sellers generally have a duty to disclose known material defects that are not readily observable, and selling as-is is not a shield against that. If you know the back corner floods, that the septic backs up every spring, or that there was a sinkhole claim in 2011, say so.
Saying so does not usually cost you the sale with us. We would rather price it correctly on day one than discover it in week two, and a seller who volunteers the bad news gets treated differently by everyone in the transaction. What it does protect you from is a problem that follows you past closing, which is a genuinely bad outcome and one a short conversation with a real estate attorney can head off if you are unsure what rises to the level of material.
What You Trade for It
Price. That is the honest exchange and we are not going to dress it up. The offer is built backward from what the property is worth repaired, minus the repairs, minus carrying and resale costs, minus a margin. We will show you that arithmetic if you want to see it, and people who ask usually find the conversation more useful than any amount of reassurance.
What you get back is everything that is not price: no repair budget, no cleanout, no showings, no financing risk, and a closing date you pick rather than one a lender dictates. Six years and more than a hundred houses in, the sellers who are happiest afterward were the ones who were clear-eyed that they were buying certainty, not top dollar.
When You Should Not Sell As-Is
If the house is in good shape, you have four or five months, and you can tolerate showings, list it. You will very likely net more. Median days on market across the Lake City area was 87 as of June 2026, up from 76 a year earlier, so the open market is slower than it was, but slower is not the same as closed.
Josiah spent eleven years as a licensed realtor before starting this, specializing in for-sale-by-owner and investor transactions, and he will tell you plainly when an agent is the better tool. A clean three-bedroom in a decent subdivision with a newer roof does not need us. Where we earn our place is condition, complication, or a deadline.
Getting a Number on Your House
Tell us the address and roughly what is going on. One visit, thirty to forty-five minutes, and you do not have to be there. You get a number with the reasoning attached, no pressure to decide while we are standing in your kitchen, and no follow-up campaign if you go quiet.
When Lake City Home Buyers says we buy houses in Lake City as-is, the practical version is that you can stop apologizing for the state of the place and just tell us where it is. If you want the mechanics first, here is how the process runs, or send the address and we will take it from there.
